Signing a Lease


Who should sign your lease

The lease is an agreement between you and your tenants therefore, it is important that both you (the owner or landlord) and all of the people that will be living in your property sign your lease. This should include everyone who will be living in the property, even if they are only temporary residents. Once possesion is given to your property, it is very difficult to get someone out if you can't show a good reason why they should leave. Your lease should spell out exactly who is permitted to stay, and for how long.

If you are renting to students, some landlords find it helpful to have the student's parents sign the lease along with the tenants. This may be helpful because a more responsible individual will be held accountable and can keep close tabs on your tenants. But getting parents to sign can be difficult to arrange, and may limit the ease of renting your property.

Also, make sure if any changes are made to the lease, that all parties initial the pages where the changes were made. This will show that both you and your tenants agree to the change.
